Only in the last couple of years have home sizes started to decrease.\u00a0 This change in trend is likely due, in part, to the recent economic downturn.\u00a0 Irrespective of economics, it is important to investigate options to live more densely and within a smaller dwelling.\u00a0 Its not a stretch to assume that in most places smaller spaces is associated with personal financial failure but in places such as Tokyo and Amsterdam this notion does not necessarily hold true.\u00a0 Some of the highest rent districts in these cities contain some of the smallest dwellings.\u00a0 This does not just mean building smaller homes in the future, but looking for creative opportunities to incorporate the re-use of our already-built environment contained within an existing infrastructure.\u00a0 <span style=\"text-decoration: underline;\">This is true sustainability.<br \/>\n<\/span><\/p>\n<p><!--more Click to read more about Living (Stair)Well...--><strong>Historic Condominium Building in Portland<\/strong><\/p>\n<p>We wonder what could be done with a tall, narrow space such as the unused staircase in this six story residential building in urban, Northwest Portland?<\/p>\n<p>In 1996 when this historic building was converted to condominiums from apartments, the stair on the West side of the building was disconnected from the first floor to allow space for mailboxes and a larger access point onto the local NW Portland street. After that point, the staircase was no longer used because it does not connect with the ground floor.<\/p>\n<p><a href=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/West-Elevation2.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"size-full wp-image-361 alignleft\" alt=\"West Elevation2\" src=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/West-Elevation2.jpg\" width=\"410\" height=\"311\" srcset=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/West-Elevation2.jpg 410w, https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/West-Elevation2-300x227.jpg 300w\" sizes=\"auto, (max-width: 410px) 100vw, 410px\" \/><\/a>This building was constructed in 1911 essentially with a symmetrical floorplan. The only outstanding variant to symmetry is this staircase. There is one elevator in the building, in the center of the \u201cU\u201d shape. The main staircase wraps around the elevator. An exterior fire escape serves as the second means of egress for each hallway. This presents a challenge when designing potential floor arrangements in the stairwell.<\/figcaption><\/figure>\n<p><a href=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/Existing-Section.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"wp-image-344 aligncenter\" alt=\"Existing Section\" src=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/Existing-Section.jpg\" width=\"247\" height=\"401\" sizes=\"auto, (max-width: 247px) 100vw, 247px\" \/><\/a>It is important to note that the brick exterior wall facing west will not be modified in any form in this proposal.\u00a0 It is subsequently\u00a0 important to note that the windows between the 2nd and 5th floors are centered on the landing of the stair thus making a simple extension of each building floor plate to the exterior wall difficult.\u00a0 On the other hand, the sixth floor window is unique as it is at a suitable height to allow this floor to be extended out.<\/p>\n<figure id=\"attachment_349\" Per the bylaws generated in 1996 for the Home Owner\u2019s Association by the initial developers, common space cannot be sold or modified from its original state.\u00a0 Thus any modification would require the creation of new bylaws for the building.<\/p>\n<p>Here&#8217;s what we propose:<\/p>\n<p><a href=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/All-Options.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-365\" alt=\"All Options\" src=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/All-Options.jpg\" width=\"1493\" height=\"776\" srcset=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/All-Options.jpg 1493w, https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/All-Options-300x155.jpg 300w, \/><\/a>Below is Option III.\u00a0 We like this direction most as it most fully utilizes the space.<\/p>\n<p>&nbsp;<\/p>\n<figure id=\"attachment_343\" aria-describedby=\"caption-attachment-343\" style=\"width: 902px\" class=\"wp-caption aligncenter\"><a href=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/Idea03_Axon.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\" wp-image-343\" alt=\"Idea03_Axon\" src=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/Idea03_Axon.jpg\" width=\"902\" height=\"916\" On the first level is the entry and kitchenette. The second level is the living space. On the third level is the shower and storage. On the fourth level is the sleeping loft. The top unit is two levels. First level holds the kitchenette and living\/sleeping space. A retractable ladder leads up to bathroom and storage functions.<\/figcaption><\/figure>\n<p>In consideration of potential new noise in this space:<br \/>\nThis space is bordered on each side wall by residential units.\u00a0 Fortunately there are no bedrooms in these units adjacent to this staircase; they are on the opposite ends of the units.<\/p>\n<p>This project pushes the boundaries of space reinvention by converting a rarely used staircase into small, efficient living spaces.\u00a0 They are ideally suited for individuals on the go seeking a place to call home in the heart of the city.\u00a0 These units will be lit with natural light and ventilated by huge west-facing windows.\u00a0 Not only is there a benefit for those who would live in these new units, but it would also benefit the building as a whole.\u00a0 The new units would now earn monthly dues for the home owner\u2019s association in addition to the immediate income of selling\u00a0 the staircase.\u00a0 Another benefit, option IV above, calls for donating the top floor space back to the building for community use.\u00a0 Once the stairs are removed and donated, the shaft would clear for the addition of the simple structure proposed.\u00a0 The staircase is directly over the buildings\u2019 main service lines (sewer, water, and gas), allowing for a clean connection to services.<\/p>\n<p><a href=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/End-Image.jpg\"><img loading=\"lazy\" decoding=\"async\" class=\"aligncenter size-full wp-image-347\" alt=\"End Image\" src=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/End-Image.jpg\" width=\"897\" height=\"807\" srcset=\"https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/End-Image.jpg 897w, https:\/\/designlinkup.com\/wp-content\/uploads\/2013\/08\/End-Image-300x269.jpg 300w\" sizes=\"auto, (max-width: 767px) 89vw, (max-width: 1000px) 54vw, (max-width: 1071px) 543px, 580px\" \/><\/a><\/p>\n<p><strong>Reality?<\/strong><br \/>\nMajor hurdles to overcome:<\/p>\n<p>&#8211; Code compliance:\u00a0 Egress, accessibility, minimum dwelling size requirements.<\/p>\n<p>&#8211; Funding:\u00a0 Unconventional project.<br \/>\n&#8211; Acceptance by other home owners:\u00a0 Convincing the other residents of the building to allow such a project will be difficult.\u00a0 From informal discussions with residents, their fear is such small space would attract \u201cnoisy young students\u201d.\u00a0 A follow-on to this is they fear that since these will be the only units that will be adjacent to other living spaces, there will be more noise transmitted through the walls.\u00a0 Fortunately, the rooms in adjacent apartments on each side are kitchens.\u00a0 The residents would have to be convinced that sound-proofing methods would neutralize unwanted noise.<\/p>\n<p>Legalities: Modifications to current HOA Bylaws to re-write them to allow modifications to common space.<\/p>\n","protected":false},"excerpt":{"rendered":"<p>\u00a0Project Type: Urban Re-Utilization Location: Portland, Oregon Over the last century, the average American home size has ballooned from 900 to over 2400 sq ft.
